The Casa Cutelo was completed in 2005, it has a convincing lay-out and numerous thought through construction details show the dedication of the German owners to this project. As an example, it disposes of a 2 m³ grey water tank for watering garden plants on the plot of land, sufficiently large to allow for the growing of economic plants also.

 

location

The property is located 450m above sea level on top of a hill, within a distance of 800 m from the village of Cutelo. The plot of land borders to the east and the west by dry streambeds and to the south by a rural road. The distance to the islands main village, S. Filipe, is approx. 7km and can be reached, as well as the airport within approx. 10 minutes by car. The impressive panorama around the house is marked by numerous small volcano’s, agricultural ground with isolated farm houses, an often scarce vegetation with acacias and occasional old baobab trees, and the rim of the volcano at the top of the island. To the south and the west the Atlantic Ocean can be seen, with the Island of Brava and Ilheus. These views can be enjoyed from partly shaded terraces, including a roof terrace, above which at night an often amazingly clear infinite, starry sky stretches out.

the plot

The size of the plot of land is 4.500m², with the house in the centre and a cobble stone paved access road leading to it..

the building

The house was built in 2005 and consists of 3 bedrooms; 2 bathrooms; living room; kitchen with separate pantry and a corridor. The constructed area is approx. 110m², not including a 32 m² garage, and a room for the washing machine, etc. The basic structure consists of basaltic masonry foundations, walls built with precast concrete blocs and plastered with cement mortar, tiled concrete floors, reinforced concrete beams and a reinforced concrete slab, on top of witch the timber structure for the tile covered roof rests. The design of the building and the materials used provide a good standard of insulation. The interior is painted with white coloured emulsion paint, whilst the exterior walls are coated with stabilized ochre lime paint. Doors and windows are made of mahogany timber and have been produced locally.

materials and fixtures

Electric, water and sewage installation materials are of good quality and all works have proofed to be of comparatively good standard. Two of the bedrooms have built-in wardrobes. All floors are covered with the same sort of terracotta coloured tiles. Toilet bowls, shower trays and hand washbasins are white, from “Roca” of Spain. The house is functional and tastefully furnished; the furniture is included in the purchase price.

water supply

The house is connected to the public water supply system, for additional supply safety it disposes of a 5 m³ water storage tank, located 30 m above the level of the house.

electricity and telephone

The Casa Cutelo is connected to the public energy and telephone grid. In addition, it disposes of a 4 kW diesel generator.

neighbourhood

The nearest, friendly and helpful neighbours live in a distance of about 200 m. The house is regularly cleaned and taken care of by a woman who lives in Cutelo.

ownership

The house is officially registered, both in the municipality as well as in the land registry office. The vendor possesses all deed of ownership and other official registration documents.

incidental expenses

The municipality charges a 3 %. It is also possible to consult a lawyer, familiar with the contractual and administrative details of the purchase of properties. He/she charges a solicitor’s fee of some 5% of the sales price.
